Simply put the best time to move is when the time is right for YOU and your circumstances. Historically the springtime was always thought to be the busiest time to market, but the market is less seasonal now and buyers are always looking for the right property throughout the year.
Don't instruct an estate agent to sell your home just because they tell you its the right time, you need to be sure its the right decision for you.
Put yourselves in your buyers shoes, what would make you sit up and take note? The obvious items to address are freshly decorate, de-clutter, cut back and tidy gardens. Strong odours in a property are always a negative. Give the property the best possible chance to make the greatest first impression, flowers, pots, hanging baskets, this not only helps to make the property attractive, it also helps with photos for brochures and online marketing. Its an old expression but never more true. ''You don't get a second chance to make a first impression''
Agents experience and preparation is the key to valuing property successfully. Comparable properties will be studied along with previous property sales. The property is then rated on condition, saleability, position and overall desirability. It is not always advisable to take the highest valuation as this could be too optimistic by the agent and can actually discourage buyers from viewing.
This is a tricky question , some properties sell within hours of listing, whilst others require a more proactive approach to marketing and can sometimes take longer. The most important thing to remember is there is a buyer for every house and it only takes one buyer, the expertise often is the find them.
